April, 2022 Update

  • • Currently working on getting paving and planting beds prepared on the ground floor exterior areas
  • • Landscaping contractor is back onsite working on elevated terrace pavers and planters
  • • Apartment units are 95% complete on floors 2-6 and working toward finishing up units on 7 in coming weeks
  • • Common area flooring, millwork and painting is being installed on 1st and 7th Floors
  • • Most work on floors in between are completed with exception of carpeting

To our Neighbors of the American House Senior Living Community at 703 Madison Street in Oak Park –

As we head into the start of the holiday season, we wanted to provide a progress update on the American House project here in Oak Park. By the end of November, we are expecting our building to be fully enclosed with window and brick installations completed. We have installed all our large HVAC equipment on the roof and the roof installation is underway. There is still a lot to accomplish on the project, but we are nearing the phase of construction where most of the progress is on the inside. So, other than delivery trucks along Madison the activities on the outside of the building will seem to stop for a while. 

We are working diligently on the interiors with drywall installations underway. We are expecting flooring, cabinetry, and painting activities to get started in December. In addition, we have started the work on our permanent elevator in the building which once complete will allow us to remove the temporary hoist from the North elevation. We expect this to happen before the end of the year as well.

We’ll be back outside in 2022 with the spring weather to finish up exterior items such as removal of our construction fence, repaving the alley that runs between Euclid & Wesley and sidewalk construction on Madison along with the remaining landscaping around the building and on the south building terraces.

We continue to remind our contractors of the requirements for this project as it relates to delivery access locations as well as construction parking. We also continue to remind them of the Village ordinances regarding working hours. This will continue to be a conversation for us on this project as we keep moving forward and more trades and activities are involved on this project.

To our Neighbors of the American House Senior Living Community at 703 Madison Street in Oak Park –

As we are reaching another milestone in our project schedule it seemed appropriate to provide an update to you. We will be complete with the installation of the concrete for our building structure on June 28th. Progress is going well on the project, and we are very pleased that this major part of the project will now be complete. This means that we can now put our focus on getting the building enclosed so that we are prepared to work on interior of the building through the fall/winter months.
Along with this completion you will start seeing the following changes around the site and building.

  • Perimeter masonry walls will start to enclose the building starting on the first floor.
  • Perimeter metal stud walls will start on 2nd floor for enclosure support with masonry, siding & window installations to follow.


With the completion of our concrete structure, we will no longer need the tower crane. This piece of equipment will be removed from the project starting on July 7th. This process will involve a larger ground crane set up on Madison Street. Following this removal, we will be installing the temporary Man & Material Elevator on the Madison Street side of the building and expect this to be completed by July 16th.

These operations will affect traffic with lane closures along Madison as a large crane is needed for these removals and installations. Also, during this time to keep the project moving forward at its current pace we will temporarily utilize the gates at the south alley for material deliveries. We apologize in advance for any added inconvenience or disruptions that might be caused by this. However, once the Man & Material Elevator install is completed, we will be able to return to normal deliveries focused on Madison Street gates.

Oak Park

To all our Neighbors –

Now that all the utility relocations in Euclid Ave have been completed, our construction activities are now in full swing. From now until the end of the project, most of our work will be focused within the perimeter fencing.

Below are a few updates for our American House Senior Living Community at 703 Madison Street in Oak Park:

  • Our tower crane has been installed and is in daily operation for the construction for our project.
  • We are expecting to pour the first-floor concrete slab this week and then spend the rest of the summer with vertical construction on the project. You can see the start of this with the structures for the elevator shafts & stairways rising from the center of the building.
  • Other than concrete structure activities in the coming months you will start seeing work related to getting the building enclosure systems which involve masonry and metal stud work.


We continue to remind our contractors of the requirements for this project as it relates to delivery access locations as well as construction trade parking. We hoping you have been enjoying this current taste of Spring the past week. As you will have noticed our construction activities have really taken advantage of this weather as well.

Below are updates for our American House Senior Living Community at 703 Madison Street in Oak Park:

  • Clark Construction has completed their safety fence enclosure around the site. As mentioned above we are sure you have noticed the increased activity regarding large construction equipment and trucking. This is interesting and exciting for us all. However, we really need to keep in mind that this is an active construction site and safety is of utmost importance. Please keep in mind the following:
    • The General Public is NOT allowed within the construction site fencing. The gates will be open from time to time to allow delivery access. This should not be taken as an invitation for the General Public to enter as well.
    • Construction sites always present hazardous conditions even at perceived safe distances and off work hours. This is a constant maintenance on our end as Developers and Contractors to maintain safety as a priority both for the staff onsite as well as the public. We appreciate your attention to this matter.
  • Excavation for the building for the underground parking garage will continue through the end of March and will lead into installation work for the concrete foundations. As mentioned in previous communications this will include increased trucking along Madison St.
  • The next major activity you will notice in April is the delivery and installation of a tower crane which enables us to start the vertical construction of this project.
  • AT&T continues to pull new cables in manholes at Euclid/Adams and Euclid/Madison intersections and is expected to finish before end of March.
  • ComEd is currently in process of pulling their cables and are expected to be complete at the end of March.

As you may have noticed, the recent weather has caused some delays regarding our continued construction progress as described last month. Below are updates for our American House Senior Living Community at 703 Madison Street in Oak Park:

  • The main building demolition work is now completed, and next week Clark Construction will be moving forward with the installation of their construction fencing enclosures for the duration of this year.
    • Included with this fencing is the permanent closure of the Euclid Ave connection to Madison Street from the south.
    • This plan will include traffic flow shifting on Madison Street to allow for a protected pedestrian walkway in front of the project.
  • Next week will also see the start of excavation for the underground parking garage and building foundations. As part of this operation, you will notice increased trucking on Madison to remove excavated materials.
    • The building concrete structures will follow excavation starting in March.
  • AT&T continues to pull new cables in manholes at Euclid/Adams and Euclid/Madison intersections. To expedite this work and keep the overall project on track we received the following communication from AT&T and the Village of Oak Park. Their expected completion is early March.
    • AT&T is performing night-work to continue splicing cables in manholes on Euclid Ave at Adams St and Madison St. For AT&T to splice their cables they need to work continuously once wires are cut to ensure they do not get damaged by moisture getting into the system. The Village has worked with AT&T to have them reduce the noise and impact for this work as much as possible. AT&T will be modifying their operations in order to minimize noise by no longer running their generator overnight after 9 pm and instead will utilize power from an adjacent AT&T-van which is much quieter. The Village has asked both ComEd and AT&T when working in the area to utilize daytime work otherwise as much as possible.
  • ComEd is currently in process of pulling their cables and are expected to be complete at the end of March.

Below are updates for our American House Senior Living Community at 703 Madison Street in Oak Park:

  • The demolition is moving along as scheduled and we are expecting it to be completed at the end of January.
  • As this demolition gets completed Clark Construction will move forward with the installation of their construction fencing enclosures for the duration of this year. Included with this fencing is the permanent closure of Euclid Ave from Madison Street to the alley just north of the 515 / 512 addresses on Euclid.
  • Once this fencing is installed work related to excavation will commence. As part of this operation, you will notice increased trucking on Madison to remove excavated materials. The building concrete structures will follow excavation starting in March.

  • The demolition of 711 Madison will begin the week of January 11th. The expected duration of this demolition is 4-6 weeks.
    • During this time the site will have temporary construction fencing placed around it.
    • There will be sidewalk and alley closures during this process to ensure public safety.
  • Once demolition work is completed, we will move forward into the construction of the building which will start with foundation support systems and excavation of the site.
    • The site fencing and traffic control plans requested by the Village of Oak Park around the site will be installed at this time.
  • Utility relocations at Euclid Ave. and Madison St. updates are as follows:
    • AT&T continues to pull new cables in manholes at Euclid/Adams and Euclid/Madison intersections.
    • Village of Oak Park water & sewer relocations have been completed.
    • Nicor Gas has completed their connections and relocations.
    • ComEd has obtained permits for their work regarding relocations of main service lines that are in Euclid Ave. Underground conduit installation work along Euclid and crossing Madison will start the week of January 11th. Following this ComEd will begin pulling their cables and should be complete early March.


We know there will be concerns around increased construction traffic. We are committed to monitoring that and policing it as required. Please call us should you notice any excessive traffic through the neighborhood. It would be very helpful to us to try and identify the traffic. For example, if it is a utility vehicle, tradesman, etc.

December 2020

We are continuing in our preliminary work prior to being able to break ground on the American House Senior Living Community at 703 Madison Street in Oak Park. Current expectations are that this will occur early 2021. Additional details are as follows:

  • The demolition of 725 Madison has occurred.
  • The demolition of 711 Madison is anticipated to begin in early January 2021. The delay is due to some extended timelines with utility relocations in Euclid Ave. The expected duration of this demolition is 4-6 weeks. During this time the site will have temporary construction fencing placed around it.
  • Utility relocations at Euclid Ave. and Madison St. updates are as follows:
    • AT&T continues to work through infrastructure relocation along Euclid Ave and Madison St. Their new conduits are in place and they are currently working to pull new cables. Residents are encouraged to reach out to AT&T with any questions, concerns, or comments.
    • Village of Oak Park water & sewer relocations are currently underway. The new lines have been installed. During the month of December, they will complete the turnover of utility services to these new lines and abandon the old lines.
    • ComEd is finalizing design and obtaining permits for their work regarding relocations of main service lines that are in Euclid Ave. Work is expected to start in December and last through March 2021. Residents are encouraged to reach out to ComEd with any questions, concerns or comments.


Upon completion of the utility relocation work, construction will officially commence. We know there will be concerns around increased construction traffic.   • The utility disconnection process is occurring, and removal of this structure has yet to begin. It is anticipated to begin the week of Oct 26th, contingent on utility providers removing the active services. The demolition will take approximately one month to complete. The site will have temporary construction fencing placed around it for the duration of the work

Utility relocations at Euclid Ave. and Madison St.

  • AT&T continues to work through their infrastructure relocation along Euclid Ave and Madison St. This work will impact several blocks in various directions of the project site at 711 Madison Street. Residents are encouraged to reach out to AT&T with any questions, concerns, or comments.

September 2020

  • Please be advised that Clark Construction has received all necessary permits from the Village of Oak Park and Cook County to complete the demolition of a single story building located at 711 Madison Street.
    • The removal of this structure will begin the week of September 21, 2020 and will take an estimated one month to complete during Village of Oak Park working hours.
    • The site will have temporary construction fencing placed around it for the duration of the work.

 

  • To facilitate the removal of the water service to 711 Madison Street, Clark Construction is required to remove an existing faulty water valve along Madison Ave.
    • To replace the water valve a water shutdown will be required which will occur overnight on Tuesday September 22, 2020.
    • Residents are encouraged to reach out to the Village of Oak Park with any questions regarding water quality questions.

 

  • During the week of September 21, 2020 AT&T will begin an approximate 4 month relocation of their service lines along Euclid Ave.
    • This work will impact several blocks in various directions of the project site at 711 Madison Street.
    • Residents are encouraged to reach out to AT&T with any questions, concerns, or comments.

August 2020

725 Madison

  • Building demolition has started and is scheduled to be completed by August 14, 2020.
  • Tree removal along Euclid Ave has occurred. This will allow the Village of Oak Park, and local utility providers, to commence utility relocation work.


711 Madison

  • Demolition is tentatively scheduled to begin September 7, 2020. (as of August 25, 2020)


Senior Living Community (703 Madison - newly assigned address that replaces 711 & 725)

  • Construction is tentatively scheduled to commence at the end of October 2020. This is contingent upon the relocation of the utilities within the footprint of the new building.
